A professional real estate agent offers expertise in market conditions, legal processes, negotiation, and marketing. We save you time, reduce stress, and ensure a smooth transaction, helping you get the best possible outcome.
Our fees vary depending on the service. For sales, commission is typically a percentage of the sale price (e.g., 2-5%), plus any agreed-upon marketing costs. For rentals, there might be a one-time agency fee. All fees will be clearly outlined in our service agreement.
While we are not a law firm, we work closely with trusted legal professionals who specialize in real estate law in Uganda. We can recommend reputable lawyers to assist with due diligence, drafting agreements, and title transfers.
Uganda has several land tenure systems, including Mailo, Freehold, Leasehold, and Customary. Understanding these is crucial, and we can guide you on the implications of each during your transaction.
We recommend decluttering, deep cleaning, making necessary repairs, and potentially staging the property to enhance its appeal to potential buyers. We can provide specific advice tailored to your property.
The timeline varies based on market conditions, pricing, and property type. We will provide an estimated timeline based on current trends and our marketing strategy for your specific property.
Question About Renting
Looking for the perfect rental property in Uganda, or need to find reliable tenants for your investment? Our comprehensive renting services cater to both landlords and tenants. For renters, we offer a wide selection of residential and commercial properties, helping you find a space that fits your lifestyle and budget, and guiding you through the tenancy agreement process. For property owners, we take the hassle out of finding qualified tenants, conducting background checks, managing viewings, and drafting secure tenancy agreements. We ensure a smooth and efficient rental process, providing peace of mind for all parties involved.
You can browse our online listings, or contact us directly with your specific requirements (location, budget, number of bedrooms, amenities). We’ll then provide suitable options and arrange viewings.
Generally, landlords require a copy of your identification (National ID, passport), proof of income/employment, and payment of an agreed-upon security deposit (often one or two months’ rent) and the first month’s rent in advance.
A tenancy agreement is a legally binding contract between the landlord and tenant outlining the terms and conditions of the rental, including rent amount, payment schedule, lease duration, responsibilities of both parties, and termination clauses. It protects both your rights.
This varies by property. The tenancy agreement will clearly state which utilities (e.g., water, electricity, garbage collection) are included in the rent and which are the tenant’s responsibility.
As a tenant, you have the right to quiet enjoyment of the premises and timely repairs by the landlord. Your responsibilities include paying rent on time, maintaining the property, and not engaging in illegal activities. The Landlord and Tenant Bill, 2022, provides legal framework for these.
